Pure condominium inventory in the canyon proper is extremely limited.
Maybe, but verify before you offer. Different canyon parcels have different rules. Some recorded CCRs (Indian Trails in Sedona, certain Pine Flats lots) prohibit short-term rental use. Junipine Resort has its own framework. Coconino County and the State of Arizona also have STR registration and tax requirements. Insurance carriers may decline coverage on STR canyon parcels or charge dramatically higher premiums. Buyer pro tip: get the rental-use answer in writing from HOA, CCR, or co-op governance before removing your due diligence contingency.
Wildfire risk is the single largest underwriting factor for canyon parcels. Multiple national carriers have non-renewed or restricted writing in the Sedona and Oak Creek Canyon area over the past 18 months. Village of Oak Creek (also called Big Park or VOC) is a separate residential community south of Sedona along SR-179, in Yavapai County, with mailing zip 86351. Village of Oak Creek has master-planned subdivisions, an HOA inventory base, and roughly 60 to 70 active listings at any time. Oak Creek Canyon has 6 to 11. The two markets are not comparable, and out-of-state buyers regularly confuse them. Always confirm which one a listing actually sits in before scheduling a tour.
The structural answer is whenever the right parcel hits the market, because Oak Creek Canyon Arizona Real Estate is too thin to time precisely. The seasonal answer is that February through April typically offers the best buyer leverage… inventory has built through winter, summer-buyer competition has not arrived yet, and sale-to-list ratios are softest.
