Sun Lakes Arizona Real Estate Market Report — May 2026

About Sun Lakes: Sun Lakes is an unincorporated census-designated place in southern Maricopa County, founded in 1972 by Robson Communities as Arizona’s first large-scale 55+ master-planned community. It comprises five separate country club associations (Sun Lakes, Cottonwood, Palo Verde, IronOaks, Sunbird) governing roughly 10,000 homes across zip code 85248. Mail addresses use “Sun Lakes, AZ” but the area sits inside MCSO District 1 jurisdiction… not the City of Chandler.

Sun Lakes Arizona Real Estate is operating in a buyer-favorable softening cycle in May 2026, with median sale prices near $480,000 and price per square foot at about $251… both down roughly 5 to 6 percent year over year. Median days on market run near 90 days, reflecting the deliberate, finance-aware pace of the 55+ buyer pool. With more than 150 active single-family listings across the five country clubs, qualified buyers have the most pricing leverage seen here in three years. Sellers who price correctly and stage to highlight golf-course frontage, lake views, or guard-gated villages are still closing… but the days of automatic bidding wars are over for now.

Prices & Volume… May 2026

The Sun Lakes single-family median has retraced about 5 percent over the trailing twelve months, settling at $480,000. Average sale price is holding near $525,000, supported by a steady stream of upgraded golf-frontage and lake-view homes in Cottonwood and IronOaks. Price per square foot at $251 puts Sun Lakes about 12 to 18 percent below comparable Chandler 85249 single-family product on a square-foot basis, which is the core value proposition for retirees stretching fixed-income budgets.

Volume tells the more important story. The 62 closed sales in the most recent monthly cut are down from 68 a year ago… not collapsing, but cooling. Active listing count near 156 means roughly 2.5 months of supply, which by Arizona Department of Real Estate convention is mildly buyer-favorable. The combination of softer pricing, more inventory, and disciplined 89-day market times is creating real negotiation room. Buyers who waited through the 2021-2023 frenzy are finally able to ask for inspection-period repairs, closing-cost contributions, and even minor furnishings without losing the deal.

Zip Code 85248

Sun Lakes is contained entirely within zip code 85248, which it shares with portions of southern Chandler (Ocotillo, parts of Fulton Ranch). For market reporting purposes, the Sun Lakes portion of 85248 behaves as its own distinct submarket because the buyer pool is age-restricted and the housing stock is dominated by single-level patio homes and golf-frontage product rather than the two-story family inventory that defines the Chandler side of the zip.

  • 85248 (Sun Lakes portion): Median sale price $480,000… down 5% YoY. Roughly 156 active listings across the five country clubs. Heaviest turnover in Cottonwood and Sun Lakes Country Club due to longer ownership tenures and natural estate transitions.

Sun Lakes Country Clubs & Subdivisions

Sun Lakes is organized around five separate country club homeowner associations, each with its own clubhouse, pool complex, and dues structure. All five are 55+ age-restricted under federal HOPA rules (at least one resident age 55 or older per household, no permanent residents under 19). The five clubs were developed sequentially by Robson Communities between 1972 and the early 2000s, with each generation reflecting the housing tastes of its era. Buyers should match their lifestyle priorities (golf intensity, gate type, home age, dues tier) to the right club before falling for a specific floor plan.

The smallest and most affordable Sun Lakes club. 18-hole executive course, community pool, restaurant. Compact patio homes from the late 1980s. Strong value entry point for snowbirds and first-time 55+ buyers.

85248

Oakwood at IronOaks

$525K to $900K

Guard-gated village inside IronOaks. Custom and semi-custom homes built late 1990s through mid-2000s. Higher-end finishes, larger lots, dedicated club facilities. Top resale demand of any Sun Lakes village.

All five country club associations enforce HOPA-compliant 55+ age restrictions. Verify age compliance, pet policies, and rental restrictions before submitting an offer… each association has its own rule set. Sun Lakes is governed at the master level by the unincorporated Maricopa County land-use code; there is no City of Sun Lakes. Other notable neighborhood-level designations inside Sun Lakes include the dedicated mobile-home community at Palmas del Sol (separate ownership structure, not part of any Robson country club) and several small custom-home enclaves along the perimeter golf corridors.

Sun Lakes’ Neighboring Cities & Surrounding Markets

Sun Lakes sits within Maricopa County… Arizona’s largest and most active real estate market. Sun Lakes buyers and sellers commonly evaluate adjacent East Valley cities for either step-up family product, larger lots, or different lifestyle anchors. Each option below has its own price point, age profile, and demographic mix.

Schools & School Districts

Sun Lakes is a 55+ community, so school assignments matter primarily for grandchildren visits, resale to younger downsize buyers in adjacent zip-shared neighborhoods, and the small number of multi-generational households permitted under HOPA rules. Per the Arizona Department of Education FY25 A-F Letter Grades (released April 15, 2026), Chandler Unified School District #80 earned an A grade at the district LEA level across all 48 of its schools… one of only a handful of large Maricopa County districts to hit straight-A at the LEA level. That A rating is a meaningful resale anchor when Sun Lakes homes eventually trade to family buyers in shared-zip pockets near Chandler Heights Road.

Chandler Unified District #80… A-Rated District

CUSD is one of the largest A-rated districts in Arizona by school count. The district’s flagship schools serving the Sun Lakes zip code include Anna Marie Jacobson Elementary on NW Jacaranda Parkway and Hamilton High School on S Arizona Avenue, both of which earned A grades in the FY25 ADE release with strong total-points-earned scores. Bogle Junior High on W Queen Creek Road carries the middle-school assignment for Sun Lakes addresses and earned a B grade with 81.40 points earned in the same release.

The schools below are the closest CUSD assignments to Sun Lakes addresses. Always verify exact attendance boundaries with CUSD before relying on any specific school for purchase decisions… district boundary adjustments do occur.

A

Anna Marie Jacobson Elementary

Chandler Unified District • K-6

Per ADE FY25 official data, Jacobson Elementary earned an A letter grade with 91.46 total points earned out of 100 eligible. Located on NW Jacaranda Parkway, this is the primary elementary assignment for most Sun Lakes addresses.

B

Bogle Junior High School

Chandler Unified District • 7-8

Per ADE FY25 official data, Bogle Junior High earned a B letter grade with 81.40 total points earned out of 100 eligible. Located on W Queen Creek Road, Bogle is the middle-school feeder for Sun Lakes addresses heading to Hamilton High.

B Grade 81.40 pts CUSD
A

Hamilton High School

Chandler Unified District • 9-12

Per ADE FY25 official data, Hamilton High earned an A letter grade with 94.61 total points earned out of 100 eligible. Located on S Arizona Avenue, Hamilton is one of the highest-graded comprehensive high schools in the East Valley.

A Grade 94.61 pts CUSD
A

Basha Elementary

Chandler Unified District • K-6

Per ADE FY25 official data, Basha Elementary earned an A letter grade with 84.62 total points earned out of 100 eligible. Located on S Basha Road, this is an alternate K-6 option for the southern edge of the Sun Lakes shared zip.

A Grade 84.62 pts CUSD

Boundary note: because Sun Lakes is a 55+ community, owner-occupant school assignment is rarely the deciding purchase factor. However, for the small subset of HOPA-permitted multi-generational households, and for eventual resale value to family buyers in 85248, the strong CUSD grades are a meaningful long-term asset.

Source note: All letter grades on this page reflect the official Arizona Department of Education FY25 A-F release (April 15, 2026), the most current state-issued data available. Third-party aggregators (Niche, GreatSchools, SchoolGrade) are secondary references only and do not override official ADE grades.

Safety & Crime in Sun Lakes

Sun Lakes posts some of the lowest crime numbers in the East Valley, driven by three structural factors: an older demographic, gated and guard-gated village layouts, and on-site community patrol services contracted by each country club association. Property crime measures roughly 30 on a normalized 1-to-100 scale, well below the U.S. national average of 35.4. Violent crime sits in the low 20s range on the same scale, also below national norms.

Law Enforcement Jurisdiction in Sun Lakes

Sun Lakes is policed under a dual-jurisdiction framework that buyers and sellers must understand before closing. Because Sun Lakes is an unincorporated census-designated place, there is no City of Sun Lakes and no Sun Lakes Police Department. Primary law enforcement is provided by the Maricopa County Sheriff’s Office (MCSO) District 1, which patrols the southeastern unincorporated portions of Maricopa County including Sun Lakes, Queen Creek’s unincorporated edges, and adjacent county-jurisdiction zones. MCSO District 1 headquarters is located at 11470 E Germann Rd in Mesa. The Arizona Department of Public Safety provides highway patrol coverage on I-10, Loop 202, and SR 87. In addition, each Sun Lakes country club association contracts its own private community patrol service that handles gate access, after-hours response, and HOA rule enforcement… these private patrols do not have law enforcement authority but coordinate with MCSO when needed. This multi-agency overlap is normal for CDP retirement communities and is part of why Sun Lakes safety numbers run consistently below state averages.

Sun Lakes Safety Snapshot

Sun Lakes consistently ranks among the safest residential submarkets in the East Valley, anchored by gated village access and an older resident demographic.

At the village level, guard-gated Oakwood at IronOaks posts the lowest incident rates inside Sun Lakes. Cottonwood and Palo Verde, with keypad-gated entries and active patrol, run close behind. Sunbird and Sun Lakes Country Club, the two oldest associations with more open road frontages on Riggs Road, see slightly higher property-crime incidents (mostly garage and vehicle break-ins) but still well below Chandler 85248 norms. Across all five clubs, the dominant incident category is property-related (vehicle and outdoor items), not violent crime.

Major Employers & Commute

The Sun Lakes resident base is predominantly retired, but employed family members, working spouses, and on-site service staff commute to a tight cluster of East Valley and Phoenix employers. Loop 202 (Santan Freeway) is the primary north-south artery, with I-10 about 12 minutes west via Riggs Road. The Chandler tech corridor is the dominant employment center within 20 minutes of any Sun Lakes address.

For Sun Lakes residents themselves, the most relevant commute is to medical providers. Chandler Regional and Mercy Gilbert Medical Center are both within 15 minutes, and the Mayo Clinic Phoenix campus in Scottsdale is reachable in about 35 minutes via Loop 202. Phoenix Sky Harbor is a 30-minute drive for snowbird departures, which is one of the structural reasons Sun Lakes resale demand stays strong with out-of-state buyers.

Condos, Patio Homes & Townhomes… May 2026

Sun Lakes attached and patio-home inventory is meaningful but quiet, with the majority of activity in the Sun Lakes Country Club and Cottonwood associations. Active listings sit in the low-20s range across all five clubs, and turnover is driven by life events (downsizing, estate sales, snowbird relocations) rather than speculation.

What Sun Lakes Residents Say

The themes below reflect recurring sentiment from published Sun Lakes community reviews and resident comments. We have anonymized identifying details to respect privacy while preserving the substance.

We came down from Minnesota three winters in a row before we finally bought. Cottonwood checked every box… golf, lake views, walkable to the clubhouse, and a price that left room in the budget for travel. We don’t regret it for a second.

Snowbird turned full-time • Cottonwood Country Club

The HOA fees seem high at first… then you do the math. Golf, pickleball, pools, the fitness center, two restaurants, and the patrol service are all included. Try paying for that à la carte in Chandler and you’ll laugh.

10-year resident • IronOaks

The community patrol is genuinely active. They know who belongs where. When we leave for summers in the Midwest, our place is checked weekly. That’s worth a lot of peace of mind for an unincorporated area.

Half-year resident • Oakwood at IronOaks

People worry about being too far from Chandler… it’s twelve minutes. The grocery store, Costco, doctors, the airport, all easy. We expected to feel isolated. We don’t.

Why Sun Lakes Arizona Real Estate Matters in 2026

Sun Lakes is the flagship of Arizona 55+ master-planned living and remains the single largest concentration of country-club retirement inventory between Sun City West and Tucson’s Saddlebrooke. National demographic data confirms what local agents see every day: the baby-boomer downsize wave still has years of demand left, and Sun Lakes captures a disproportionate share of buyers searching for golf, weather, and lower property taxes in one package.

Key drivers supporting Sun Lakes Arizona Real Estate include:

  • Five distinct country clubs… gives buyers real choice in dues, gate type, and home vintage without leaving the master community.
  • Seven golf courses inside the master plan… member rates, no public-course wait lists, and walkable from many homes.
  • A-rated Chandler Unified School District… protects long-term resale value when homes eventually transition to family buyers in the shared zip.
  • Unincorporated tax structure… no city property tax. County-only assessment runs lower than Chandler, Gilbert, or Mesa.
  • MCSO + private patrol overlap… structural safety advantage over open-street retirement communities elsewhere.
  • 12 minutes to Chandler medical, retail, and dining… close enough for daily life, far enough to keep Sun Lakes quiet.
  • 30 minutes to Sky Harbor… critical for the snowbird and seasonal-resident segment that drives 30% of activity.
  • Robson Communities legacy maintenance… master developer continues to support association governance and capital planning.
  • Federal HOPA enforcement… permanent 55+ age-restriction protection. Resale buyer pool is structurally defined and predictable.
  • National retirement migration… Arizona remains a top-five inbound state for retirees from California, the Pacific Northwest, and the Upper Midwest.

This is not a speculative market. Sun Lakes Arizona Real Estate is a long-duration, demographic-anchored demand story… the kind of submarket where pricing softens in cycles but the underlying buyer pool never disappears. Sellers who plan well and price to current data still close on schedule. Buyers who move now have more leverage than they have had since 2019.

May 2026… Buyer & Seller Takeaways

  • Buyers: Median at $480,000 is the most negotiable entry point in three years. With 2.5 months of supply and 89-day market times, you have real room on inspection items, closing costs, and even furnishings. Don’t overpay for a tired floor plan when 156 homes are available.
  • Sellers: The bidding-war era is over for now. Price to current comps from the last 60 days, not 2023 peaks. Stage to highlight golf-course or lake views, club access, and recent capital improvements (roof, HVAC, windows). Realistic pricing closes in 60 to 90 days; aspirational pricing sits.
  • Snowbirds: Now is a window. Inventory is up 14% from Q1 and seasonal-buyer competition is muted before fall. Lock a property before the October-November migration restarts.
  • Country club shoppers: Sunbird and Sun Lakes Country Club give you the lowest entry prices. Cottonwood and IronOaks command premiums for newer construction and amenity depth. Pick the club first, then the floor plan.
  • Investors: Sun Lakes is rental-restricted in most associations. Verify the specific HOA rules before assuming short-term or long-term rental income. Sunbird and Sun Lakes CC have the most permissive lease policies; Oakwood is the most restrictive.
  • Estate-transition sellers: Estate sales of 1980s-era patio homes are increasing. Price-as-is realistically, or invest in targeted updates (paint, flooring, kitchen counters) that historically return 1.5 to 2x on resale in this submarket.
