Homes-sold volume eased to 41 transactions for the latest monthly cut, and active listings grew to 528 single-family homes across the 85541 zip code. Months of supply sits at 6.8, still buyer-favorable.
The number that matters most this month: 36 percent of active Payson listings took a price reduction in the last 30 days. That is 84 of 235 residential single-family listings tracked by aggregated MLS data. When more than one in three sellers is capitulating on price, the negotiating leverage buyers had in the winter still exists, but it has narrowed materially against the fall. Median sale price is holding at $498,000, down 3.0 percent year-over-year, with the YoY decline continuing to compress.

Prices & Volume… August 2026
Prices in Payson have held their footing into August. The median sale price near $498,000 represents a 3.0 percent year-over-year decline, continuing to compress from May’s 4.0 percent. Average sale price ticked up to $560,000 and price per square foot stabilized at $267, down 3.9 percent year-over-year. The luxury tier at Chaparral Pines and The Rim Club continues to trade well above $1 million on a regular basis, with aggregated MLS data showing August 2026 Payson list-price medians at $589,000. This is not the story though. The story is the 36 percent price-cut rate on active inventory.
Volume tells a different story in August. Roughly 41 single-family homes closed in the most recent monthly cut, near flat versus 40 in the same month last year. Days on market lengthened to 101 days from July’s 95, and active inventory grew to 528 listings across 85541 as summer sellers hit the market.
Months-of-supply widened back to 6.8. This is the summer inventory peak arriving on schedule. Sellers who price ahead of the comps and present well are still closing in 30 to 60 days. Sellers anchored to 2022 peaks are watching listings age past 150 days through three or more price cuts, and now make up more than one in three active Payson homes for sale.

Unlike Phoenix or Scottsdale, Payson is a single-zip market. Every Payson address falls inside 85541, which means there are no zip-level price gaps to navigate. Where Payson buyers see real variation is at the SUBDIVISION level, particularly between the gated golf communities, the established central neighborhoods, and the more rural northeast and west-side areas. Payson is NOT a high-volume tract-builder market. Topography, water-supply constraints, and buildout of the major gated communities limit new-home subdivisions inside town limits. Active new construction in Payson today is concentrated in custom homes on remaining lots inside Chaparral Pines and The Rim Club, plus infill construction on scattered residential lots across Payson North and central neighborhoods.
There are no national production builders (Lennar, DR Horton, Pulte, Taylor Morrison) currently operating model-home centers inside Payson 85541 as of August 2026. Buyers seeking new-build production homes typically look south to Phoenix or east to Show Low.
Note for August 2026: Tonto National Forest remains in Stage 2 fire restrictions with the Emergency Recreational Shooting Order attached. Construction-site work involving spark-producing equipment (grinding, cutting, welding, chainsaws) requires stricter mitigation until monsoon rain triggers rescission (2/3 of forest closure area needs 1/10 inch to lift closures, 1/2 inch to lift smoking/campfire restrictions).

Important disclosure: There are no Community Facilities District (CFD) bonds active in Payson. Property tax rates in Gila County total roughly 0.74 percent of assessed value for primary residences, modestly above the Arizona state average. Chaparral Pines and The Rim Club both have active mandatory HOA assessments plus optional golf club memberships; verify both before closing.
All Payson properties sit inside Wildland Urban Interface zones, so homeowner insurance carriers may require defensible-space documentation and current Firewise certification. August 2026 update: The 11,939-acre Sycamore Fire in southern Gila County (91 percent contained as of July 2, no threat to Payson) is a reminder that some carriers are further tightening new-policy writes for Rim Country in an active fire season.
