Phoenix owner accounting and Arizona rules

Arizona sets rules for how security deposits and trust funds are handled, and the Arizona Department of Real Estate licenses property managers. Owner accounting should follow those rules.

Arizona rentals are governed by the Arizona Residential Landlord and Tenant Act (Title 33, Arizona Revised Statutes), and property management in Arizona is licensed through the Arizona Department of Real Estate. We treat every applicant and tenant by the same standards under fair housing law.

Every rental is different, so we start with a conversation. Tell us about the home or condo, its location, the current lease and what matters most to you, and we will explain how we would approach it, which decisions stay with you and how often you would hear from us. We put the details in writing with your quote so you can compare options side by side, at your own pace. If you own more than one Phoenix property, mention each one in the notes field and we will respond to all of them together.

Our fee is a flat $99 a month per property, with no percentage of rent. If you want to see how that fits your numbers, the Free Rental Analysis form below is the simplest place to start, and there is no obligation.

Owner accounting in Phoenix should be easy to read. In 2024, 72,953 of the 267,479 renter-occupied units in the city were detached single-family homes, and owners of individual properties usually want to see each month at a glance. Clear statements, organized records and quick answers help you understand how your rental is performing. If you would like to see what our statements look like, or how we keep records for owners with several homes and condos, ask us when you request your quote.

Owner accounting questions often come up alongside the other parts of managing a rental, such as marketing, screening, rent, upkeep, statements and lease terms. Each of the Phoenix pages above covers one of those topics with public data and the questions worth asking. You can also read our Arizona property management overview or the Phoenix real estate market page.

When you are ready, send the Free Rental Analysis form with a few details about your home or condo, including the address, the property type, whether it is rented today and anything you would like us to know. We will reach out to talk it through and put our quote in writing so you can review it on your own schedule.
